ATTENTION RICHMOND VA BANDS - practice space?

I used to live in Richmond and always had a hard time finding a good place to rehearse full band.
I am very interested in investing in properties that will allow me to rent out monthly AND hourly rehearsal spaces - all equipped with a PA system.
Is there a strong demand for this?
What would you be willing to pay for a 24/7 monthly lease?
What would you be willing to pay for an hourly rate?
